KENZO opens its first permanent Kyushu outlet as Tosu adds MARNI and Maison Kitsuné

Mitsubishi Estate Simon is giving KENZO its first permanent outlet store in Kyushu and bringing MARNI and Maison Kitsuné into the region's outlet channel for the first time, as Tosu Premium Outlets widens its autumn-winter contemporary-luxury line-up.

Mitsubishi Estate Simon Co., Ltd. said KENZO will open its first permanent outlet store in Kyushu at Tosu Premium Outlets on October 23, as the roughly 170-store mall in Saga Prefecture adds MARNI and Maison Kitsuné to its outlet line-up for the first time, according to a release dated October 16.

KENZO's new unit (No. 125) replaces the temporary pop-up format the house had previously run at the mall with a permanent store -- the first time KENZO has held permanent outlet space anywhere in Kyushu, Mitsubishi Estate Simon said. MARNI opens as a temporary store (No. 100) from October 3 through an expected end of May 2027, also its first outlet presence in the region.

Maison Kitsuné follows on October 31 with a temporary store (No. 425) expected to run through late January 2027, also a first for Kyushu's outlet channel. The same autumn-winter push adds three more Kyushu-only outlet stores: Fred Perry (No. 1235, from October 3, expected through late September 2027), Tatras (No. 2005, a pop-up returning from last year, from October 9 through late February 2027) and Mackintosh/Traditional Weatherwear (No. 215, from October 30 through late March 2027) -- each described by the operator as the brand's only outlet store in Kyushu. Mitsubishi Estate Simon said it is also expanding the mall's dining and lounge space, and that opening and closing dates may change, pointing shoppers to the facility's own website for updates.

Outlet malls are often where a contemporary-luxury house first tests regional Japan, and the KENZO move is the clearer signal of the two: swapping a seasonal pop-up for a permanent store is a bet that Kyushu demand for the house holds up without that excuse. MARNI and Maison Kitsuné arriving as temporary stores read as the more cautious version of the same question -- whether a 170-store resort a short drive from Fukuoka and Saga can support brands that, in Tokyo and Osaka, mostly sell through full-price flagships rather than outlet racks.

Whether KENZO's upgraded unit is a one-off fill of a geographic gap, or the first of several Kyushu permanent stores for contemporary-luxury brands currently testing the market through temporary space, is worth watching as this season's leases run their course next spring.
